When to Install a Digital Lock in Your BTO: Key Collection to Move-In Timeline
You have the BTO key collection appointment booked, an ID or contractor lined up, and a digital lock on the shopping list. The question we hear most at this stage is when to install a digital lock in a BTO: straight after key collection, partway through the renovation, or only once the dust has settled. Each timing has a cost, and the right answer changes depending on whether you are keeping the HDB-supplied door and gate.
We fit smart locks on wooden main doors and metal gates across Singapore, and new BTO flats make up a large share of that work. This guide walks the timeline from key collection to move-in day, with the trade-offs stated plainly. For what happens on the fitting day itself, see our installation guide for HDB and BTO homes.
What do you receive at BTO key collection, and why do the original keys matter?
At key collection you receive the keys to the flat as HDB supplied it, together with a Welcome Kit. Keep every original key and piece of lock hardware, because HDB's locks are what your contractor will use early on and what the defects team may need to see untouched.
HDB's key collection page is mostly about money: the balance purchase price must be paid in full before the appointment, and HDB loan buyers must take fire insurance from HDB's appointed insurer. The Welcome Kit, according to HDB's MyNiceHome guide, carries a QR code for submitting defect rectification requests.
The original keys matter because your contractor needs a way in before any digital lock exists, and HDB may need the door and gate in their delivered state to assess a defect. When the digital lock is eventually fitted, the removed cylinder, strike and keys go into a labelled bag, not the renovation skip.
Should I report door and gate defects before installing a digital lock?
Yes, always. HDB's MyNiceHome guide says to report all defects within 30 days of key collection and before renovation works commence, including the main door, frame and gate. Fit a lock first and any later misalignment becomes your problem, not HDB's.
New flats come with a one-year Defects Liability Period that starts on the key collection date. During that year you can submit a rectification request online or at the Building Service Centre in your precinct. MyNiceHome explains why order matters: once renovation starts, it is hard to tell whether the building contractor or your renovation contractor caused a problem. A freshly drilled smart lock on a door that now drags is exactly that dispute.
Before anyone touches the entrance, check these items:
- The main door closes and latches without lifting or shoving, and the frame is not warped.
- Gaps around the door leaf are even, and the door closer, if HDB fitted one, pulls the door fully shut.
- The gate swings freely and its latch lines up with the keeper.
- Paint and galvanising on the gate are intact.
A digital lock depends on the door and gate closing true: a deadbolt fouls on a dropped door, and auto-relock cannot engage on a gate that rebounds. Getting HDB to fix these for free is worth a short wait, and the MyNiceHome move-in guide says repairs typically take less than two weeks.
What are the three sensible times to install a digital lock in a BTO?
There are three workable points: immediately after key collection and defects reporting, mid-renovation once the wet and dusty work is finished, or after renovation and professional cleaning. For most households the third is the best choice.
| Timing | Pros | Cons | Suits |
|---|---|---|---|
| Immediately after key collection | No physical keys handed out. Contractors get revocable temporary codes. Entry log shows who came and when. | Hacking and tile-cutting dust reaches the reader and keypad. Paint overspray and knocks. Lock comes off again if the door or gate is replaced or re-laminated. | Light renovations with no hacking or door painting; owners who refuse to hand out keys. |
| Mid-renovation | Heavy dust is over. New door or gate is already hung. Time left to fix fit issues. | Carpentry sanding and touch-up painting still produce dust. Needs close coordination with the ID. | Anyone replacing the HDB door or gate. |
| After renovation and cleaning | Clean door, final thickness, measured once. Nobody but you has held a code. | Contractors use physical keys for the whole renovation. A late installer slot means moving in without the lock. | Most households keeping the HDB door and gate. |
Option 1: straight after key collection
The appeal is control: each trade gets a temporary PIN, you watch the log, and nobody copies a key. The downside is physical. Renovation dust is fine and abrasive, it settles on fingerprint sensors and works into keypads, and paint overspray near the entrance is common. If you pick this option, keep the protective film on and have the ID wrap the lock.
Option 2: mid-renovation
Install after hacking, tiling and wall painting, and before carpentry installation and the final clean. This is the natural choice if a new door or gate is going in, because the lock can only be measured against the door it will live on. The risk is sanding or touch-up painting after the lock is in, so agree the date with the ID in writing.
Option 3: after renovation and cleaning
The lock is fitted to a clean, final door with codes no contractor has seen. The cost is key management: your ID holds HDB's keys for the whole renovation. Book the installer three to five days before move-in so there is room to fix a hinge-side mix-up or a WiFi hiccup.
Does changing the HDB door or gate change the answer?
Yes, completely. If you are replacing the main door or the gate, the digital lock goes on only after the new one is fitted, painted and signed off, never on the HDB door you are about to remove.
Replacing a main door has rules of its own. HDB's MyNiceHome renovation guide states that you need a permit to replace the main entrance door if it faces a staircase or lift lobby, and that the replacement door and frame must be half-hour fire-rated and complete with a door closer. HDB also requires that you only engage contractors from the Directory of Renovation Contractors. Our separate post on HDB digital lock rules and approval covers the approval side in more depth.
A supplier's door is rarely the same thickness as the HDB original, and a new gate may have a different frame profile, so give your lock seller the final spec before the installer is dispatched. Re-laminating the existing door adds thickness and involves sanding, so treat it like a replacement. If unsure whether a door or gate suits a given lock, ask us on WhatsApp before ordering.
How do temporary codes for contractors work, and when should I delete them?
On WiFi-connected smart locks you create a time-limited PIN or register a card from the app, hand it to a trade, and revoke it when their work ends. Delete every contractor code and card at handover, change your own PIN, and check the entry log the same day.
The OpenTouch gate locks, the Touch 200 and its Pro variants, and the Touch 200D door lock support temporary visitor passwords and remote unlock through the Tuya or Smart Life app, as do the Touch i19 and i9 in their Premium versions. The owner should stay the only administrator: give the ID a code, not the app login. Our guide to smart lock app control and temporary codes explains the mechanics.
- One code per trade or per week, never one shared code for everyone.
- Set an expiry when you create it, so a forgotten code dies on its own.
- At handover, delete all codes and cards, re-enrol fingerprints if anyone else's were added, and change the admin PIN.
Be realistic: many contractors still expect a physical key and hang their own padlock on the gate regardless, which blunts the case for an early install.
How do I coordinate the digital lock with my ID or contractor?
Raise the lock at the planning stage, not the week before move-in. The ID needs to know where it sits, how the entrance must be protected, and when the installer is coming.
- Door protection: MyNiceHome advises covering doors and handles with corrugated cardboard or bubble wrap before renovation.
- Carpentry at the entrance: shoe cabinets and panels around the door frame must not block the lock body, the handle swing or the gate's opening arc.
- Electrical point: OpenTouch locks run on batteries, AA cells or a rechargeable lithium pack depending on model, so no wiring is needed at the door.
- WiFi: app features need a usable signal at the door, so fix the router position before the false ceiling closes.
- Timing rules: MyNiceHome gives general renovation hours as Monday to Saturday, 9am to 6pm, noisy works as Monday to Friday, 9am to 5pm, and says renovation should be completed within 3 months for new flats. Lock fitting is quiet work, but schedule it inside that window.
The 3-year restriction on removing toilet finishes in new BTO flats, described on the same page, does not apply to doors, gates or locks.
Which timing is best for most BTO households?
After renovation and professional cleaning, booked three to five days before move-in. It gives the cleanest install, a lock fitted to the final door, and codes nobody else has seen. The trade-off is handing HDB's keys to your ID, which most renovations require anyway.
Choose differently in three cases. If your renovation is light, with no hacking, door painting or carpentry near the entrance, install once defects are reported and enjoy revocable contractor access. If you are replacing the door or gate, install mid-renovation as soon as the new one is hung and painted. If you will not hand physical keys to anyone, install early, wrap the lock, and accept a careful clean and test before move-in.
For a typical BTO with a metal gate in front of a wooden main door, the gate and door bundle covers both in one visit, with free certified installation across Singapore and a 2-year local warranty. Whether the gate or the door deserves the biometric lock is covered in our post on gate or door placement in an HDB flat.
Move-in day checklist
Run through this before the first night in the flat.
- Test every unlock method on both gate and door: fingerprint, PIN, card, app and mechanical key.
- Confirm the gate auto-relocks when it swings shut and the door bolt throws fully.
- Delete contractor codes and cards, change the admin PIN, and check the log shows only your household.
- Store the override keys and the original HDB keys in two places, both outside the flat.
- Check the battery level in the app and that low-battery alerts are on.
- Photograph the door, frame and gate. You are still inside the one-year Defects Liability Period, and a dated record helps.
